What is ArkiFit?+
ArkiFit is a generative feasibility platform that, from a block and plot number, produces a site's zoning data, development potential, floor area usage, parking demand, approximate cost and a preliminary feasibility output in one flow. The point is not simply to display parcel data, but to analyse quickly what kind of development scenario the site can carry.

Does ArkiFit only show zoning status?+
No. ArkiFit offers more than a classic zoning lookup screen. Once it has the block and plot data, it produces development rights, building conditions, floor area potential, approximate storey count, a unit estimate, parking demand, a cost calculation and a schematic concept scheme output together.
What does generative feasibility mean?+
Generative feasibility is the process of producing development scenarios automatically from a site's existing zoning conditions. ArkiFit weighs parcel area, setbacks, site coverage and floor area ratios, floor area rights, storey count, parking demand and cost assumptions together to produce preliminary feasibility scenarios that can ground an investment or project decision.
What outputs does a parcel lookup produce?+
A parcel lookup can produce a parcel summary, development rights, area schedules, a floor area check, development potential, storey distribution, a unit estimate, parking demand, approximate cost, quantities, 2D plans, a 3D view, the assumptions used and a PDF preliminary estimate report. The report contents can be selected, edited and exported by the user.
What information does the report contain?+
An ArkiFit preliminary estimate report contains core feasibility data such as parcel area, site coverage and floor area ratios, maximum footprint, total construction area, buildable floor area, areas excluded from the floor area calculation, basement/parking areas, storey count, unit estimate, parking demand and approximate construction cost. Area schedules, floor area schedules, concept scheme area distributions, quantity assumptions and visual outputs can also be included.
Does ArkiFit calculate floor area rights automatically?+
Yes. From the zoning conditions you enter or that are fetched, ArkiFit computes the floor area right, the usable construction area and the development potential. The system checks the floor area used in the project scenario and helps you see the site's potential more clearly.
Can it generate a scenario that uses 100% of the floor area right?+
Yes. One of ArkiFit's core strengths is producing development scenarios that use the floor area right as efficiently as the zoning conditions allow. By editing massing, storey count, area distribution, unit assumptions and parking demand, you can build different feasibility alternatives.
Can the massing and building layout be edited?+
Yes. The development scenario ArkiFit creates is editable. Building massing, storey distribution, area uses, unit assumptions and the core parameters that drive feasibility can all be changed. That way you compare project scenarios instead of accepting a single result.
Is parking demand calculated?+
Yes. ArkiFit computes approximate parking demand from the number of units, the use class and the project assumptions. Open and covered parking demand can be assessed separately. This output is important input for layout decisions and the cost calculation.
How is approximate construction cost calculated?+
The approximate cost is built from total construction area, the use scenario, unit costs per m², quantity assumptions and the cost parameters you enter. It is an early-stage estimate for investment assessment. It does not replace a definitive estimate, construction drawings or a detailed quantity survey.
Can the cost assumptions be changed?+
Yes. You can edit the assumptions used in the cost calculation. Unit costs per m², area distributions, quantity line items and the core parameters affecting the investment figures can all be changed, so different cost scenarios can be compared.
Does it produce 2D plans and a 3D view?+
Yes. ArkiFit can create schematic 2D plans and a 3D massing view from the parcel and its zoning conditions. These outputs are used to assess the site's potential visually at an early design stage. They do not replace detailed architectural construction drawings.
Can I get a concept scheme output?+
Yes. ArkiFit can turn the development scenario it creates into an output in the logic of a schematic concept scheme. Together with massing, floor plans, area distribution and feasibility data, it gives the design process a starting point.
Can I export CAD or DXF?+
Yes. Where the scenario allows, ArkiFit outputs can be exported in CAD/DXF format. The architect or project team can then open the schematic scenario in a CAD environment and carry on developing it.
Can the report be downloaded as a PDF?+
Yes. The preliminary estimate report can be downloaded as a PDF or printed. You choose which sections to include: summary, area schedules, floor area check, analyses, cost estimate, quantities, 2D/3D outputs and assumptions can each be added or left out.
Can the report contents be edited?+
Yes. The ArkiFit report is editable. You can change feasibility assumptions, cost values, area distributions and which headings the report includes, so the report can be regenerated for different investment or project scenarios.
Where does the data come from?+
Parcel and location data comes from the relevant mapping, cadastral and integrated lookup sources. Zoning data is assessed through municipal integrations, plan data, user input and the analysis rules defined in the system. Data coverage may vary by city, district, municipality and the state of integration.
Does it work in every municipality?+
ArkiFit's data coverage varies by municipality, district and the state of integration. In some areas zoning data can be fetched automatically; in others user input or manual verification may be needed. The platform aims to produce the soundest possible preliminary feasibility from the data it can reach.
Are the results official or legally binding?+
No. ArkiFit outputs are informational preliminary feasibility and decision-support material. For official zoning status, permits, municipal approval, architectural project approval and construction processes, the relevant municipality, the competent authorities and the project's licensed author are authoritative.
Does ArkiFit prepare permit drawings?+
No. ArkiFit is not a system that prepares permit or construction drawings. Its outputs are used for early-stage analysis, preliminary feasibility, schematic concept schemes and investment assessment. Permit and construction drawings must be prepared by licensed architects and engineers.
How reliable are ArkiFit's results?+
ArkiFit produces results from the data you enter, the zoning information it can reach, the calculation rules in the system and your own assumptions. Accuracy depends on how current the data source is, on municipal integration, on the scope of the plan notes and on the assumptions you enter. For that reason the outputs should be used for preliminary assessment rather than as an official decision.
Are plan notes taken into account?+
Yes. Plan notes that can be accessed may be included in the analysis. However, plan notes can be highly detailed, open to interpretation or tied to special conditions in different municipalities. On critical projects we recommend having the plan notes separately checked by a licensed architect, urban planner or the relevant authority.
Which kinds of project can it be used for?+

Can I enter my own data?+
Yes. Data that cannot be fetched automatically, or that you want to update, can be entered manually. Unit costs, area assumptions, unit values, project premises and some feasibility parameters are all editable.
What happens if the data is wrong or incomplete?+
In some areas data may be incomplete, out of date or closed to integration. In that case ArkiFit produces a preliminary feasibility from the data available and your input. Before critical investment and project decisions we recommend checks with official institutions and an expert assessment.
Is ArkiFit enough for an investment decision?+
ArkiFit is a strong preliminary feasibility tool that supports an investment decision, but on its own it does not replace the final decision. Land acquisition, the permit process, firming up costs, sales analysis, legal status and official zoning checks must all be assessed separately.
Can the report be shared with an investor or client?+
Yes. The PDF report can be shared with an investor, client, architect, contractor or project development team. It presents the parcel's potential, development rights, development scenario and approximate costs in a readable format.
